17 Acre Ozark Farm
"We're looking for a small Farm, off a country road, very private, with a Farmhouse, a Barn, enough
Pasture for some animals, a Pond, a nice Garden area, maybe a few outbuildings......."

Here it is - exactly what you said you wanted. Down a tree lined country road, turn on to private drive and on this small dream farm. A classic
Farmhouse, all done in white and country blue, complete with a screened in front porch.  The Farm house is immaculate, move in ready.
Huge old trees in the yard and around the property, beautiful fenced in Garden area with a nice big Garden Shed right on the corner.
There is a big old Hip Roof Barn with a Loft, 2 nice Stalls with Corral on the back side, a Chicken Coop on the inside.  There is a small Studio
Building with lots of windows that would make nice Guest Quarters also.

The upstairs has been turned into a separate apartment, but it would just be rebuilding the staircase to rejoin the two floors.  There is a septic
tank on the property, but the previous owners were having some trouble with the system and it was closed off. There is an incinerator toilet on
the main floor of the house,
and is the only toilet. Click here for information on the incinerator toilets and how they work - Incinolet.com

It would be possible to have the house plumbed to run into a lagoon. The house gray line runs off into the forest - on a pretty good slope, so it
would be feasible to create a dry pond lagoon and in that area. Lagoons are legal in this part of the country and work extremely well, no smell, and no problems with anything backing up like with a septic system. When I first moved to Missouri I thought a lagoon must be something like a koi pond! If you have any questions of concerns, give me a call.

Drive opens up to Farm House on the left, straight ahead is the wood shed and the well house.

The Small Studio building on the right, the big Hip Roof Barn is behind it.

A look at the front of the Farm House. The stairs on the left goes up to a separate apartment.  House could be reattached to upper floor with a stair case.

Pond is Spring fed and normally pretty clear, but I took this picture just after a hard rain so it appears cloudy from the run off.

                                                                                                             Wood stack

Wood Fence on the back side of the yard.

Big evergreens means you will have something green even in the Winter.

You can't appreciate how big these trees from pictures and you need to experience the  peaceful feel here for yourself.

The mound to the left is a root cellar, it is open but in excellent shape and mostly importantly it is dry inside. Put and heavy duty door on it
and you would have a nice root cellar and a storm cellar a few steps out your back door.

I love this - It is a stacked rock incinerator so you have a safe place to burn house garbage. One side has stacked bricks so you can
easily shovel out the ashes at ground level.

This is a side view of the house, you are looking at the back door.

This is the clothes line in the back yard.

This is part of the Garden Area all fenced in behind the house. The Garden Shed is just off to the left and behind me in this picture.

This is the vegetable part of the Garden all set up in rows with ground cover to keep the weeds down.

I took this picture just to give you an idea of how big the trees are on this property.

Another shot of across the back yard, the fenced garden on the left, the back yard on the right.

Work Bench inside the Garden Shed

                                                                                                                      The Garden Gate.

                                                                                                                                         The Garden Shed

Another look at the Garden Shed

Elmira Wood Stove sets on tile in the center of the room between the Living Room and the Kitchen.

The Studio building is one big open room with a small kitchen in one corner.

This big old tree up the knoll where the Studio Building sets. You are looking down on the curve of the driveway as it comes up to the house.

                                                                                                            Side of the Barn.

Stalls on back side of the Barn, with nice corral area.

Let out into one of the Pastures.

Chicken Coop inside the Barn, complete with laying boxes.

A peek into the loft, notice good sound roof.

                                                                                                                         A look through the loft.

A path off the front yard into another Pasture and Wooded area.

                                                                                                                                  The driveway.

The gate looking into the property.

This huge Pine is right by the gate going in.

                                                                                                                     Long private drive going in.
